Our investment capital improves outcomes for vulnerable individuals in society in need of appropriate supported housing and provides material savings to the UK taxpayer.

Social Housing REIT
Atrato Partners is the investment manager of Social Housing REIT plc (LON:SOHO).
SOHO invests in and develops social housing across the UK. It focuses on specialised supported housing, enabling individuals with varying care and support needs to live independently within their communities.

Private Funds
Atrato Partners also manages a private supported housing fund with approximately £250 million in assets, including care homes, PRS and supported housing, on behalf of UK institutional investors.

Our residential investments are structured to generate inflation linked rental income, typically funded through regulated government sources such as housing benefit payments administered by local authorities.
Atrato’s investment principles apply across the UK residential space. Atrato can rely on relationships with quality providers in multiple residential sectors. The structural, systemic, undersupply of quality housing across the UK residential sectors creates a fundamental supply and demand dynamic in favour of long-term investors.

Specialised Supported Housing (SSH)
Vulnerable adults who require an element of care
Consists of accommodation with appropriate support, supervision or care to help people live as independently as possible. The element of care is key to ensuring central government funding. Supported Housing is highly regulated and ultimately paid for by the Department of Work and Pensions. This central government cashflow provides an attractive inflation-linked (CPI+1%) rental stream for the sector. This cashflow is claimed by a local authority and in turn by a Regulated Provider (RP) of supported housing. The RP is the tenant on the investment lease for our funds.

Extra Care
Older adults who require support and state funded accommodation
Larger blocks of flats primarily for adults aged 55 and over where occupants have specific tenure rights. Care needs are varied with some people requiring one-to-one care hours while others might just need floating support for day-to-day activities. Extra Care is an effective and economical alternative to care homes typically utilising Homes England grant to ensure rents are set at affordable i.e. 80% of private market levels.

Supported Housing
Secure housing for those with lower support needs than SSH e.g. the homeless
Accommodation for people who have an immediate and unexpected housing need such as victims of domestic abuse, ex-military, ex-offenders, etc and/or for individuals with lower-level support needs than SSH. SH offers material cost savings to the government versus housing individuals in commercial bed and breakfasts and other inappropriate forms of accommodation. Properties are leased to specialist providers who offer housing and support services. The rents typically flow from Central Government sources and are CPI linked.
